The Shire is not one property market. If your suburb is not listed, it is still covered. Our Australian Credit Licence is federal, so the only real limit is which lenders suit the property.
Bushfire-prone land. Suburbs on the edge of the Royal National Park and the Woronora and Georges River bushland include properties mapped as bush fire prone. That does not stop a loan, but lenders require building insurance before settlement, premiums can be higher, and if you plan to renovate, extend or knock down and rebuild, a bushfire attack level assessment will shape what you can build and what it costs. Build that into the budget before you commit.
Waterfront and canal properties. Around Sylvania Waters, Oyster Bay, Burraneer and Lilli Pilli, fewer directly comparable sales means valuations can vary more between lenders. If a valuation lands low, your loan-to-value ratio rises and mortgage insurance can appear where you did not expect it.
Beachside apartments. Near Cronulla and along the rail corridor, many purchases are strata units. Some lenders restrict lending on smaller apartments, and the building's own finances affect you directly, so read the strata report before exchange rather than after.
Larger loans. Where purchase prices are high, some lenders reduce the maximum loan-to-value ratio above certain loan sizes. Knowing which lenders do this avoids a surprise late in the process.

First home buyers looking at units near the train line. The 5% Deposit Scheme removes mortgage insurance for eligible buyers, subject to the price cap for the area.

Usually not. The property still needs building insurance in place before settlement, and some insurers price bushfire risk higher. If you plan to build or extend, a bushfire attack level assessment affects construction requirements and cost, so it is worth checking early.
