Question 1 of 8
What are you looking to do?
There are no wrong answers here, and nothing is recorded until you choose to send it.
Question 2 of 8
How are you paid?
Lenders treat each of these differently. None of them stops you borrowing.
Question 3 of 8
How long have you been in that job or business?
Time in role is one of the first things an assessor looks at.
Question 4 of 8
Roughly how much deposit do you have?
As a share of the purchase price. An estimate is fine.
Question 5 of 8
Where is the deposit coming from?
Lenders care about this more than most people expect.
Question 6 of 8
What other debts or credit cards do you have?
Including cards you never use.
Question 7 of 8
Do you have a HECS or HELP debt?
It does not stop you borrowing.
Question 8 of 8
In the last two years, have you missed any payments?
Anything on credit: cards, loans, phone or utility bills.
Your result
This is a guide, not an assessment or an approval. It is based on the eight answers above and on how lenders generally treat them. It is not a credit check, no lender has seen it, and the only way to know where you really stand is to have your actual situation looked at.
Why applications actually get declined
The common assumption is that approval comes down to income. It rarely does. Two households on identical incomes routinely get very different answers, because lenders assess what sits alongside the income: the limits on cards you never use, a car loan whose repayment is large relative to its balance, a HECS debt, how long you have been in the job, and where the deposit came from.
Nearly all of it is visible in advance, and much of it is fixable in weeks rather than years. Reducing a credit card limit takes days. Letting a gifted deposit season takes around three months. Waiting out a probation period takes as long as it takes, but knowing that now is far better than discovering it after you have exchanged contracts.
The longer version is in why home loan applications get declined.
What this is, and what it is not
It is a readiness guide built from how lenders generally treat the things it asks about. It is not a credit assessment, not an approval, and no lender has seen it. It cannot tell you what you can borrow, because that depends on figures this check deliberately does not ask for.
What it does well is surface the obstacles worth dealing with before anyone runs a credit enquiry on you. Every application leaves a mark on your file, and a run of them looks like financial stress to an assessor whether or not any of them succeeded. Getting the fixable things fixed first is the whole point.
If you want a number rather than a readiness score, the borrowing power calculator is the right tool, and how much can I borrow explains what drives it. If you are refinancing rather than buying, the home loan health check is the better starting point.
Want this written up properly?
Send your answers through and we will come back with what to fix first, in what order, and roughly how long each one takes. If the honest answer is that you are ready now, we will tell you that instead.
